The Estate
Trinity Walk is a residential development of ~600 homes in Woolwich, South East London. Part of the One Woolwich regeneration, it was developed by Lovell Homes in partnership with the Royal Borough of Greenwich and completed in 2022.
Like many new-build estates, they have a managing agent — Pinnacle Group — responsible for day-to-day operations. And like many residents, they often found themselves asking: where does the money go? What's actually being done? Why does the same issue keep coming back?
Why They're Piloting OpenCourtyard
The Residents Association formed because they wanted more than quarterly updates and opaque service charge statements. They wanted:
- Clear visibility into what's happening on the estate
- A proper audit trail — who said what, when, and what was done
- A way to track issues from report to resolution
- Democratic decision-making with real transparency
- One place for everything, not WhatsApp chaos
They're piloting OpenCourtyard to show that better solutions exist. Their goal isn't to replace their managing agent — it's to make them more accountable, and to give every resident insight into how their home is being managed.
Chasing the management company for updates, tracking which invoices were actually paid, figuring out what was promised six months ago — it never ends. OpenCourtyard gives us a proper system: clear timelines, full history, real accountability.
As a Founding Member
Being one of the first five estates on OpenCourtyard means their feedback shapes the product. Features they need get prioritised. Problems they encounter get fixed fast. And as a founding member, they'll always pay less than later joiners — their baseline starts at £2/unit.
